The Regulatory Reform Order (Fire Safety) 2005 requires the responsible person (owner/occupier) to ensure that all fire doors and frames installed within the property are correctly installed and will prevent the spread of fire. This is a legal requirement.

Approved Document B Fire Safety 2010 and its May 2020 amendments also address fire safety precautions which must be adhered to, to ensure the safety of occupants, firefighters and those close to the building in the event of a fire.

It is therefore imperative that a fire door and frame perform as intended in the event of a fire. However, the integrity of the doorset is dependent on the glazing, apertures and ironmongery that has been incorporated into that doorset and any subsequent alterations, amendments and adaptions that may have occurred during its lifecycle.

Fire Door Maintenance

Routine, periodic maintenance and inspection is therefore essential to identify any defect issues in relation to the doorset through its initial manufacture, specification protocol, procurement process, installation and subsequent inspection and maintenance program.

Doorsets need to be checked regularly to ensure acceptable gaps around doors and frames are within tolerances, that any smoke and fire seals are adequate and intact and that door closing devices allow doors to stay open so people can egress and close to contain fire and smoke.

Any damage to door leaves, frames and ironmongery need to be checked and reported to the responsible person so that appropriate repairs or replacements can be made as soon as possible.
